From excavation to the final cleaning of the home, it usually takes between 6 and 8 months to complete. (Timeline becomes longer if build start is not early summer or with upgrades that require additional time for planning and execution.)


After the land has been purchased and project financing has been secured, home design and architecture begins. It will take 6-8 weeks for the architect and engineer to create a buildable house plan. After the plans are complete, we can submit for a building permit. 4-6 weeks is a good turn around time for a permit, but it can take longer, especially with lots within city limits. The optimum time to start the process of securing a piece of land, financing and house plan design is the fall prior to the summer you would  like to start your home build.  The entire process of land purchase, plan design, permitting, and house build commonly takes about 10-12 months.


The price per square foot given includes the home structure and finishes only. Permits, Excavation, Utilities, and a driveway are all additional expenses. If you have a flat Lot that is located with in city limits and has the water, sewer, and electrical stubbed on to the Lot. The estimated cost would be around $25,000 - $30,000 for permits, and $25,000 for excavation, utility install, and a 20' wide by 20' deep gravel driveway with culvert.
